Mortgage Rate Tracker — Terms of Use
Effective date: October 5, 2026
These terms cover your use of the Mortgage Rate Tracker app ("the app"), published by Chinese Powered ("we", "us"). By installing or using the app you agree to them. If you got the app from the App Store, Apple's standard Licensed Application End User License Agreement also applies and takes precedence where the two differ; on Google Play, the Google Play Terms of Service apply alongside these.
The short version
- The app shows published national mortgage-rate averages and gives estimates. It is not financial advice, a rate quote or an offer of credit.
- The rate data comes from third parties and may be delayed, revised, wrong or unavailable.
- Pro is optional: a monthly or yearly auto-renewing subscription, or a one-time lifetime purchase, billed by Apple or Google. Cancel a subscription any time in your store account.
- Everything you enter stays on your device; we hold no account and can't recover erased data.
License
We grant you a personal, non-exclusive, non-transferable license to install and use the app on devices you own or control, for your own use. Don't copy, modify, sell, reverse engineer or redistribute the app or its assets, and don't use it in a way that breaks the law or the store's rules.
Not financial advice
- The rates shown are national averages, not offers. Freddie Mac's survey, for example, covers conventional, conforming, fixed-rate home-purchase loans to well-qualified borrowers who put 20% down and have excellent credit. The rate you can get depends on your situation and the lender, and will differ.
- The daily estimate, the calculators, the payment schedules and everything else the app works out are estimates, based on the numbers you enter and simplifying assumptions (for example, they ignore the time value of money and may not include every fee, tax, insurance cost or rule that applies to you). Use them for comparison only.
- Nothing in the app or on this website is financial, legal or tax advice, a recommendation to buy, sell, borrow, refinance or lock a rate, or an offer of credit. The app doesn't lend money or arrange loans.
- Before you decide anything, verify the numbers with a licensed lender or a qualified financial professional who knows your situation.
- Your decisions are yours. To the extent the law allows, we are not liable for any loss arising from decisions made using the app's rates, estimates or calculations.
The data
Weekly mortgage rate averages come from Freddie Mac's Primary Mortgage Market Survey®, used with attribution. The daily 10-year yield comes from the U.S. Department of the Treasury's daily par yield curve rates, which are in the public domain. Copies of both may also be fetched from FRED, a service of the Federal Reserve Bank of St. Louis. The app is not affiliated with, or endorsed or sponsored by, Freddie Mac, the U.S. Treasury or the Federal Reserve.
Third-party data can be delayed, revised, inaccurate or unavailable, and a publisher may change or stop publishing it. The app shows the newest data it has, with its date, but we can't guarantee that it is current, complete or correct.

Mortgage Rate Tracker Pro
- Pro is offered monthly or yearly as an auto-renewing subscription, and as a one-time lifetime purchase. Prices are shown in the app in your local currency before you confirm, and payment is charged to your Apple or Google account when you confirm.
- Subscriptions renew automatically at the end of each period unless canceled at least 24 hours before it ends; your account is charged for the renewal within the 24 hours before the current period ends. Cancel in your Apple or Google subscription settings (the app links to them from Settings › Manage subscription). Canceling stops future renewals, and Pro stays on until the end of the period you've paid for.
- The yearly plan comes with a 7-day free trial for eligible new subscribers (the store decides eligibility). Unless you cancel at least 24 hours before the trial ends, it converts to a paid yearly subscription at the price shown when you started it.
- The lifetime purchase is a one-time payment, not a subscription: there is nothing to renew or cancel.
- Pro removes ads and unlocks unlimited rate alerts, the full rate history, side-by-side offer comparison and the monthly payment schedule with CSV export, for as long as the subscription or lifetime purchase is active on your store account. "Restore purchases" in the app's Settings re-applies it on a new device or after reinstalling.
- Billing, receipts and refunds are handled by Apple or Google under their policies. We never see your payment details.
Ads
The free version is supported by ads served by Google AdMob: a banner, occasional full-screen ads at natural breaks, and an optional rewarded video. Watching a rewarded video to the end opens the Pro tools (full rate history, compare offers and the monthly schedule with export) on that device for 24 hours. The pass doesn't remove ads or add rate alerts, depends on an ad being available, is limited to a few a day and has no cash value. Ads are third-party content: we don't endorse what they advertise, and an ad for a loan or lender is not an offer from us. See the Privacy Policy for what the ad SDK collects and how consent works.
Your data
The app has no accounts and no cloud sync. Your saved mortgage, inputs, alerts and settings are stored on your device only; uninstalling the app, erasing your data in Settings, or losing the device means they're gone and we can't restore them (store purchases can still be restored). Details are in the Privacy Policy.
Availability and changes
We may update the app; add, change or remove features, data sources, plans and prices; and stop offering the app or Pro altogether. Rate data depends on third-party publishers and may be interrupted. If Pro is discontinued, active subscriptions won't renew and the store's refund rules apply to any prepaid period. We'll post material changes to these terms here with a new effective date; continuing to use the app after that means you accept them.
No warranty; limitation of liability
The app, its data and its calculations are provided "as is" and "as available", without warranties of any kind, including accuracy, timeliness and fitness for a particular purpose, to the extent the law allows. We are not liable for any indirect, incidental or consequential loss, or for any loss arising from reliance on the rates, estimates or calculations the app shows, including the cost of a loan, a refinance or a rate lock. Where liability can't be excluded, it is limited to the amount you paid for the app or its in-app purchases in the twelve months before the claim. Nothing here limits rights you have as a consumer that can't be waived.
